Without standing on my soapbox and preaching about how the housing market is down only to the people who see the glass as half empty, I wanted to take a minute to elaborate on our recent transactions.

Shana and I contacted our friend and Realtor John Pace to tour homes in the neighborhood we wanted to be in. We found one we liked and within 45 days, it was ours (at 85% assessed value). John was with us the whole time to walk us through the steps buyers take along with referring a title company, attorney and inspector who were all terrific to work with, and made the transaction as stress-free as could be asked when buying a property.
Within 2 weeks of signing on the dotted line for the purchase (Ashcreek), we contacted John about the need to sell (Monument). John and his "stager" walked through our home and told us of the needed improvements in order for the home to sell. Here is what separates the properties that sell, versus the ones that sit: we listened to our Realtor. Within 21 days of listing, the Monument house was under contract. With the average days on market in our area at approximately 60+, John did his job, and then some. John worked with us to get the contract terms in a manner in which we could close quickly and avoid costly overlap with the two homes.
In summary, call John Pace if you want to sell and/or buy a home. Then, after you call John, listen to him. I can't stress this enough, the reason Shana and I are in the home we are today (beyond the incredible amount of family support on both sides) is that we took the advice from John Pace on how to buy and sell a home fast and easy.
